Wynn and Marjan Begin Construction of Landmark Resort Project on Al Marjan Island in Ras Al Khaimah.

Wynn Resorts and Marjan have officially started work on a major luxury hospitality development at Al Marjan Island, Ras Al Khaimah, marking a significant milestone in the emirate’s tourism and real estate growth plans.

The coastal project will feature an upscale hotel, exclusive branded homes, and a range of wellness amenities designed for premium living experiences.

Marjan and Wynn Resorts have officially commenced construction on Janu Al Marjan Island, a new high-end hospitality and residential development that is set to become one of Ras Al Khaimah’s most significant luxury tourism projects. The development is expected to welcome guests and residents in 2029, adding another premium destination to the emirate’s growing portfolio of world-class resorts and lifestyle communities.

The groundbreaking ceremony represents an important milestone for the partnership between Marjan, the master developer behind Ras Al Khaimah’s leading waterfront destinations, and Wynn Resorts, a globally recognised luxury hospitality company. The project will introduce a new level of upscale accommodation, residential living and wellness experiences on Al Marjan Island, one of the emirate’s most prominent coastal developments.

Janu Al Marjan Island marks the second collaboration between Marjan and Wynn Resorts on the island. The new project will be positioned alongside Wynn Al Marjan Island, a major integrated resort currently under development and scheduled to open in 2027. Once completed, Wynn Al Marjan Island will become the UAE’s first integrated gaming resort, representing a major addition to Ras Al Khaimah’s tourism infrastructure.

The close proximity of the two developments is expected to create a significant luxury destination cluster on Al Marjan Island, combining hospitality, entertainment, leisure and residential offerings. Together, the projects are intended to support the emirate’s ambition of attracting more international visitors while strengthening its position as a leading global destination for luxury travel and investment.

Janu Al Marjan Island will also represent the first Janu-branded property to open in Ras Al Khaimah. Janu is the sister brand of Aman Group, known for its focus on personalised service, wellness experiences and refined hospitality concepts. The arrival of the Janu brand will expand Aman Group’s presence in the UAE and contribute to the emirate’s growing reputation as a hub for premium resorts and lifestyle developments.

The new destination has been designed to appeal to travellers seeking a combination of luxury accommodation, wellbeing, relaxation and immersive experiences. The development will feature a luxury hotel alongside branded residences, allowing guests and homeowners to enjoy a carefully designed environment that blends hospitality services with residential comfort.

A major focus of Janu Al Marjan Island will be wellness and lifestyle offerings. The project is expected to include dedicated facilities that encourage relaxation, health and personal wellbeing, reflecting the increasing demand among luxury travellers for destinations that provide more than traditional hotel experiences. These features are intended to create a holistic environment where visitors can enjoy leisure activities, wellness programmes and premium services within a waterfront setting.

The architectural vision for the project is being led by SCDA Architects, a firm recognised for its work on contemporary hospitality and residential developments. The design approach aims to integrate the development with its coastal surroundings while creating a modern and sophisticated destination that reflects the natural character of Al Marjan Island.

Located along the Arabian Gulf coastline, Al Marjan Island has become one of Ras Al Khaimah’s most important tourism and investment areas. The island’s waterfront location, beaches and expanding collection of hotels, resorts and residential communities have made it a central part of the emirate’s long-term development strategy.

The introduction of Janu Al Marjan Island comes at a time when Ras Al Khaimah is accelerating efforts to expand its luxury tourism sector. The emirate has been attracting increasing attention from international visitors, investors and hospitality brands due to its natural landscapes, cultural attractions and growing infrastructure network.

The project was initially revealed in November 2025, with the official groundbreaking event signalling the transition from planning and design stages into active construction. The start of work highlights the continued progress of the development and reinforces the commitment of both Marjan and Wynn Resorts to delivering a landmark destination in Ras Al Khaimah.

Once completed, Janu Al Marjan Island is expected to contribute to the emirate’s hospitality offering by introducing a distinctive combination of luxury accommodation, branded residences and wellness experiences. The development will provide another premium option for travellers while creating new opportunities within Ras Al Khaimah’s expanding tourism and real estate sectors.

The project also reflects a wider trend in the region’s hospitality market, where developers are increasingly focusing on integrated destinations that combine hotels, residences, entertainment and lifestyle facilities. By bringing together multiple elements within a single waterfront location, Janu Al Marjan Island aims to offer a complete experience for visitors and residents alike.

With construction now underway, the development represents another step in the transformation of Al Marjan Island into a globally recognised luxury destination. Alongside Wynn Al Marjan Island and other upcoming projects, Janu Al Marjan Island is expected to play a key role in shaping Ras Al Khaimah’s future as an international centre for tourism, leisure and premium living.

New addition to Al Marjan Island

Abdulla Al Abdouli, Group Chief Executive Officer of Marjan, described the launch of Janu Al Marjan Island as an important milestone in the continued transformation of Al Marjan Island into a world-class waterfront destination. He said the development reflects the island’s long-term vision of becoming a globally recognised hub for luxury hospitality, tourism, investment and lifestyle experiences.

According to Al Abdouli, the arrival of internationally recognised hospitality names and strategic investment partners plays a crucial role in strengthening Ras Al Khaimah’s position within the global tourism market. He highlighted that such partnerships contribute to expanding the emirate’s range of attractions while creating a more diverse and competitive hospitality landscape.

He explained that the introduction of leading luxury brands supports Ras Al Khaimah’s broader economic ambitions by encouraging international visitors, attracting investment and creating opportunities across multiple sectors connected to tourism and real estate. The development of premium destinations such as Janu Al Marjan Island is expected to enhance the emirate’s appeal among travellers seeking unique experiences and high-quality accommodation options.

Al Abdouli noted that Janu’s philosophy of modern luxury closely matches the vision for Al Marjan Island’s future. The brand’s emphasis on personalised experiences, wellness and meaningful connections complements the island’s objective of offering more than traditional resort stays. He added that the groundbreaking ceremony represents a new phase in the island’s evolution and marks another step towards establishing Ras Al Khaimah as a prominent destination on the international luxury tourism map.

Max Tappeiner, President of Wynn Al Marjan Island, also welcomed the progress of the Janu development, highlighting the potential benefits of having two distinctive luxury projects located alongside each other. He said the neighbouring developments would create opportunities for both properties to complement one another while offering guests and residents a wider range of experiences.

Tappeiner explained that the relationship between the two projects could encourage natural interaction between visitors, homeowners and guests across both destinations. By sharing the same waterfront environment while maintaining their own individual identities, the developments are expected to create added value for travellers and residents seeking premium leisure and lifestyle options.

He added that the combination of Wynn Al Marjan Island and Janu Al Marjan Island would contribute to the overall attractiveness of the area by bringing together different approaches to luxury hospitality. While each development will offer its own unique atmosphere and services, their close location is expected to strengthen Al Marjan Island’s reputation as a leading destination for international tourism.

Aman Group strengthens presence in the UAE

The launch of Janu Al Marjan Island also represents an important expansion for Aman Group’s growing portfolio in the United Arab Emirates. Janu, Aman’s sister brand, has been developed around the ideas of wellbeing, community, social interaction and a contemporary interpretation of luxury hospitality.

The name “Janu” comes from the Sanskrit word meaning “soul”, reflecting the brand’s focus on creating experiences that encourage connection, balance and personal wellbeing. Unlike traditional luxury concepts that focus primarily on exclusivity, Janu aims to provide environments where guests can engage with one another, participate in wellness activities and enjoy more immersive stays.

The brand’s approach combines modern design, thoughtful service and wellness-focused experiences to create destinations that appeal to travellers looking for meaningful and memorable journeys. Through Janu Al Marjan Island, this philosophy will be introduced to Ras Al Khaimah, adding a new dimension to the emirate’s luxury hospitality sector.

Vlad Doronin, Chairman and Chief Executive Officer of Aman Group, said Ras Al Khaimah represents a natural fit for Janu as the brand continues to expand into emerging luxury travel destinations. He highlighted the emirate’s combination of coastal landscapes, natural attractions and growing tourism infrastructure as key factors behind the decision to introduce the brand to the region.

Doronin said the Janu Al Marjan Island development would provide an environment where guests and residents could form connections through shared activities and experiences. He emphasised that the project would allow visitors to enjoy the natural beauty of Ras Al Khaimah while benefiting from the brand’s focus on wellbeing, hospitality and community engagement.

The development is expected to provide a setting where luxury living extends beyond accommodation, incorporating experiences designed around relaxation, interaction and personal enrichment. Through its hotel and branded residences, Janu Al Marjan Island aims to create a destination that appeals to both short-term visitors and long-term residents.

Expansion of the Janu brand worldwide

Janu is a relatively new addition to the luxury hospitality sector but has already begun establishing an international presence. The brand opened its first hotel in Tokyo in March 2024, introducing its concept of contemporary luxury, wellness and social connection to global travellers.

Following the Tokyo opening, Janu has continued to build an ambitious pipeline of future developments in several sought-after destinations. Planned locations include Dubai, Montenegro, Turks and Caicos and Ras Al Khaimah, reflecting the brand’s strategy of entering markets with strong potential for luxury tourism growth.

The expansion into these destinations demonstrates Aman Group’s intention to develop Janu as a globally recognised hospitality brand while maintaining its focus on personalised experiences and innovative approaches to luxury travel. Each upcoming project is expected to reflect the character of its location while incorporating the core principles that define the Janu identity.

The Ras Al Khaimah development will add another significant property to this expanding collection. Positioned on Al Marjan Island, the project benefits from the area’s coastal setting and the emirate’s growing reputation among international travellers seeking alternatives to more established regional tourism destinations.

Supporting Ras Al Khaimah’s tourism ambitions

Janu Al Marjan Island forms part of a wider wave of developments contributing to the growth of Ras Al Khaimah’s tourism and investment sectors. Over recent years, the emirate has increased its focus on attracting luxury resorts, international brands and major real estate projects to strengthen its position as a regional and global destination.

Al Marjan Island has become a central part of this strategy, with a growing collection of hospitality, residential and entertainment developments transforming the area into a major waterfront community. The addition of Janu and Wynn projects further reinforces the island’s role as a key driver of tourism growth.

The development of high-end destinations is expected to support economic diversification by generating employment opportunities, attracting visitors from international markets and encouraging further investment in related industries. These projects also contribute to enhancing the emirate’s lifestyle offerings for residents and visitors.

As Ras Al Khaimah continues to expand its tourism infrastructure, developments such as Janu Al Marjan Island are expected to play an important role in shaping the emirate’s future identity. By combining global hospitality expertise, premium residential options and unique lifestyle experiences, the project represents a significant addition to the region’s evolving luxury travel landscape.

With construction now underway, Janu Al Marjan Island marks another major milestone in the transformation of Al Marjan Island into an internationally recognised destination. The partnership between Marjan, Wynn Resorts and Aman Group highlights the growing confidence in Ras Al Khaimah’s tourism potential and its ambition to become one of the world’s leading destinations for luxury hospitality, investment and waterfront living.
