The Ajman Department of Land and Real Estate Regulation reported a total of 8,872 transactions, comprising 7,306 sale deals valued at over AED 8.4 billion.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-06a25cd e-flex e-con-boxed cmsmasters-block-default e-con e-parent\" data-id=\"06a25cd\" data-element_type=\"container\">\n\t\t\t\t\t<div class=\"e-con-inner\">\n\t\t\t\t<div class=\"elementor-element elementor-element-8b5bc26 cmsmasters-block-default cmsmasters-sticky-default elementor-widget elementor-widget-text-editor\" data-id=\"8b5bc26\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<p data-start=\"157\" data-end=\"496\">Leading the way in sales was the upscale <strong data-start=\"198\" data-end=\"210\">Al Zahia<\/strong> community, which recorded the highest single transaction at <strong data-start=\"271\" data-end=\"289\">AED 50 million<\/strong>. The emirate\u2019s property market has been steadily gaining momentum since last year, particularly in sought-after areas such as <strong data-start=\"416\" data-end=\"432\">Al Rashidiya<\/strong> and <strong data-start=\"437\" data-end=\"455\">Ajman Downtown<\/strong>, where prices have seen notable jumps.<\/p><p data-start=\"498\" data-end=\"725\">According to the <strong data-start=\"515\" data-end=\"545\">January 2024 annual report<\/strong>, apartment prices per square foot rose significantly across several key districts \u2014 between <strong data-start=\"638\" data-end=\"652\">6% and 48%<\/strong> \u2014 a trend driven by rising demand and an expanding property inventory.<\/p><p data-start=\"727\" data-end=\"990\">The <strong data-start=\"731\" data-end=\"747\">villa market<\/strong> mirrored this positive performance, with growing supply and heightened buyer interest fueling substantial gains. Bayut reported that sales prices for villas in Ajman\u2019s prime neighborhoods climbed by <strong data-start=\"947\" data-end=\"960\">7% to 65%<\/strong> on average per square foot.<\/p><p data-start=\"992\" data-end=\"1246\">Similarly, <strong data-start=\"1003\" data-end=\"1037\">ValuStrat\u2019s 2024 annual report<\/strong>, released in January, highlighted the same optimistic outlook for the small coastal emirate, noting that Ajman continued to post <strong data-start=\"1167\" data-end=\"1209\">strong real estate transaction figures<\/strong> and solid growth compared to 2023.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-36e33cc e-flex e-con-boxed cmsmasters-block-default e-con e-parent\" data-id=\"36e33cc\" data-element_type=\"container\">\n\t\t\t\t\t<div class=\"e-con-inner\">\n\t\t\t\t<div class=\"elementor-element elementor-element-3e5a2e3 cmsmasters-block-default cmsmasters-sticky-default elementor-widget elementor-widget-text-editor\" data-id=\"3e5a2e3\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<p>In August alone, the Department of Land and Real Estate Regulation reported that property transactions totalled <strong>Dh414.2 million<\/strong> across <strong>155 deals<\/strong>, involving both domestic and international buyers. <strong>Residential properties<\/strong> led the way, contributing around <strong>Dh168 million<\/strong> of the total.<\/p><p>Communities designed for families continued to be the main drivers of demand, with <strong>Al Rashidiya, Al Nuaimiya, Al Yasmeen, and Al Zahya<\/strong> standing out as popular choices among investors and residents.<\/p><p>According to <strong>Cherif Sleiman<\/strong>, Chief Revenue Officer at Property Finder, <strong>buyer searches surged by 45% year-on-year<\/strong>, nearly quadrupling the growth rate of rental searches \u2014 a sign of a <strong>long-term market shift<\/strong> rather than a temporary trend.<\/p><p>\u201cThe attractiveness of Ajman stems from its <strong>affordability and convenience<\/strong>,\u201d Sleiman explained. \u201cWhile prices remain lower than in Dubai or Abu Dhabi, the emirate continues to strengthen its <strong>lifestyle offerings and infrastructure<\/strong>. Developers have also <strong>boosted housing supply by 126% year-on-year<\/strong>, catering to real end-user needs instead of speculation. This mix of affordability, availability, and confidence is driving unprecedented online engagement, with <strong>property searches up 137% since 2021<\/strong>.\u201d<\/p><p>With its <strong>lower entry costs, solid rental returns,<\/strong> and a market still in its <strong>early growth phase<\/strong>, Ajman presents a <strong>promising investment destination<\/strong> for both local and international buyers.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-8331f8d e-flex e-con-boxed cmsmasters-block-default e-con e-parent\" data-id=\"8331f8d\" data-element_type=\"container\">\n\t\t\t\t\t<div class=\"e-con-inner\">\n\t\t\t\t<div class=\"elementor-element elementor-element-e9cd4f7 cmsmasters-block-default cmsmasters-sticky-default elementor-widget elementor-widget-text-editor\" data-id=\"e9cd4f7\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<p data-start=\"107\" data-end=\"559\">\u201cWhile Dubai continues to set the standard for liquidity and luxury in the UAE, emerging areas in Ajman such as Ain Ajman, Al Jurf Industrial, and Al Raqaib are experiencing remarkable price growth, with annual increases ranging from 60% to 78%,\u201d Sleiman noted. \u201cAjman\u2019s close proximity to Dubai, combined with enhanced transport links, makes it an attractive option for hybrid investors looking for both residential use and rental income potential.\u201d<\/p><p data-start=\"561\" data-end=\"958\">Several other factors are driving the emirate\u2019s development. Mahmood Khaleel Alhashmi, Director-General of the Ajman Tourism Development Department, highlighted that \u201cAjman has significantly expanded its tourism sector in recent years, generating more than Dh547 million in tourist revenue last year.\u201d The emirate also saw an 8% rise in tourist arrivals, welcoming over 658,356 visitors in 2024.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-9d11d08 e-flex e-con-boxed cmsmasters-block-default e-con e-parent\" data-id=\"9d11d08\" data-element_type=\"container\">\n\t\t\t\t\t<div class=\"e-con-inner\">\n\t\t\t\t<div class=\"elementor-element elementor-element-a582b5c cmsmasters-block-default cmsmasters-sticky-default elementor-widget elementor-widget-text-editor\" data-id=\"a582b5c\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<p data-start=\"153\" data-end=\"456\">Ajman\u2019s profile as a tourist and residential destination has been strengthened by a wider variety of hotels and leisure options. Its eastern region near the Fujairah border provides visitors with opportunities for nature-based and adventure activities, complementing the emirate\u2019s coastal attractions.<\/p><p data-start=\"458\" data-end=\"608\">Currently, Ajman hosts 52 hotels offering a total of 4,315 rooms of various sizes and styles, capable of accommodating a growing number of visitors.<\/p><p data-start=\"610\" data-end=\"931\">\u201cAjman has also become an attractive destination for real estate investment thanks to competitive property prices and high-quality developments equipped with modern amenities,\u201d said Alhashmi. \u201cThe combined growth of tourism and real estate is driving the emirate\u2019s expansion, drawing investments from around the world.\u201d<\/p><p data-start=\"933\" data-end=\"1252\">The rising population in Ajman is also reflected in its higher education sector. Dr. Karim Seghir, Chancellor of Ajman University, noted that student enrollment has grown significantly over the past ten years. Last year, the university recorded its highest intake ever, welcoming students from more than 70 countries.<\/p><p data-start=\"1254\" data-end=\"1447\">The emirate\u2019s affordable rental market is increasingly attracting residents. British expat Sally Wise, who has lived in Dubai for eight years, plans to relocate north due to escalating rents.<\/p><p data-start=\"1449\" data-end=\"1813\">Infrastructure improvements have further boosted investor confidence. Upgraded road links connecting Ajman with Sharjah and Dubai have made commuting more practical. \u201cThe roads, especially the 311 and 611, make getting to Dubai very convenient,\u201d Wise said. Her rent in Business Bay rose from Dh140,000 to Dh180,000 this year, making relocation a sensible choice.<\/p><p data-start=\"1815\" data-end=\"1957\">Ajman\u2019s authorities are also modernizing real estate regulations, which has enhanced buyer confidence and streamlined property transactions.<\/p><p data-start=\"1959\" data-end=\"2168\">\u201cI can live by the sea in Ajman, and with prices rising elsewhere, I don\u2019t see this trend changing anytime soon,\u201d Wise added. \u201cMore people will need to consider relocating if they want to remain in the UAE.\u201d<\/p><p data-start=\"2170\" data-end=\"2352\">She added that she prefers the quieter, slower-paced lifestyle by the beach, which is unattainable in Dubai, and finds it a better fit than areas near her work in Deira or Sharjah.<\/p><p data-start=\"2354\" data-end=\"2617\">Data from Bayut shows that rents for a two-bedroom apartment on Ajman Corniche have increased by 2% to Dh50,000 per year, significantly lower than comparable beachfront properties in Dubai, where the average annual rent for a two-bedroom apartment is Dh169,454.<\/p><p data-start=\"2619\" data-end=\"2813\">According to Hamptons International, Ajman and the other northern emirates are now drawing buyers away from Dubai and Abu Dhabi, as investors and end-users diversify their property portfolios.<\/p><p data-start=\"2815\" data-end=\"3115\">\u201cAjman\u2019s attractiveness stems from its affordable pricing, convenient access, and relaxed coastal lifestyle,\u201d the firm\u2019s H1 report noted. \u201cThese factors continue to drive steady demand, particularly among value-conscious investors and buyers seeking practical alternatives to larger cities nearby.\u201d<\/p><p data-start=\"3117\" data-end=\"3530\">The report highlighted that Ajman\u2019s freehold areas, including Emirates City and Ajman Corniche, remain popular with both local and international buyers. \u201cPrices are still among the lowest in the country, with some apartments available for very low per-square-foot rates.
